Prefab Homes in Ireland
Prefab homes (prefabricated homes) are one of the fastest-growing housing options in Ireland — factory-built, delivered to your site, and assembled in days. This guide explains what prefab homes are, how they compare to modular and traditional builds, what they cost, and how to buy one in Ireland.
What Is a Prefab Home?
A prefab home is a house manufactured in a factory and delivered to your site as finished panels or whole modules, then assembled and connected to services. "Prefab" is an umbrella term that covers:
- Modular homes — whole rooms or sections built in a factory and bolted together on site
- Panel-built homes — flat-pack wall and roof panels (e.g. SIP panels) assembled on site
- Sectional homes — built in two or three sections and joined on site
All are "prefab." The common thread: most of the build happens off-site, in controlled factory conditions.
Prefab vs Modular vs Traditional
| Factor | Prefab / modular | Traditional build | |---|---|---| | Build time | 8–12 weeks factory + days on site | 12–18 months | | Cost control | Fixed-price contract | Open-ended budget | | Weather risk | None — built indoors | High — weather delays | | Quality | Factory-controlled, consistent | Depends on site trades | | Energy efficiency | A-rated achievable | Varies |

Do Prefab Homes Need Planning Permission in Ireland?
A permanent prefab home on its own site needs full planning permission. A garden room up to 30m² may be exempt under the general garden-structure exemption. The Class 3A 32–45m² ancillary dwelling exemption (in force from 27 July 2026) may allow larger garden homes without full planning, subject to all applicable conditions.
Are Prefab Homes Permanent Dwellings?
Yes. Certified, Building-Regulations-compliant prefab homes are permanent with mainstream Irish lenders — provided they have planning permission, a permanent foundation and a fixed-price contract.
