The price of a modular home in Ireland depends on three things: the size and specification of the building itself, the groundworks and foundations required on your site, and the distance and access for delivery. Because a modular home is factory-built, the building price is fixed before manufacture begins — unlike a traditional build, where costs routinely rise during construction.

A turnkey price from New Chapter Homes typically includes the building fully finished, delivery and installation, and site connection. It does not always include groundworks (which depend on your site), which we quote separately after survey. Items included:
Groundworks — foundations, service connections (water, wastewater, electricity) and site preparation — vary by site and are quoted after a survey. A flat, serviced site with good access costs less than a sloping, greenfield site needing a new wastewater system and a long lane. We give you a single fixed price that combines the building and the groundworks so there are no surprises.
Modular homes are generally priced more favourably per square metre than a comparable traditional build, because factory production reduces labour time, material waste and weather delays. The exact cost per square metre falls as the building gets larger (the fixed setup costs are spread over more floor area).
