Gavin Watts wanted a self-contained living space in his garden in Kill, Co. Kildare — somewhere a family member could live independently, without the cost and disruption of a traditional extension. He chose a one-bedroom modular pod from New Chapter Homes: a bedroom, a bathroom with shower, a dining area and a sitting room, all fitted and finished in our factory before it ever left the production line.
On delivery day our team coordinated with Flynn Crane Hire to lift the finished unit from its transport flatrack and lower it precisely onto the prepared base. The photos here capture that lift in progress — the pod still wrapped in its protective film, with our installer guiding the crane from the roof and the unit steadied on orange lifting straps.
Within hours the pod was set down, unwrapped and connected, ready for use. For Gavin it meant genuinely independent living space delivered in a single day — and for us, another reminder of why we build the way we do: precision in the factory, speed on site, and a finished home that feels anything but temporary.

When the clients first visited the site, they fell in love with the quiet shoreline and the way morning light moved across the water. They weren't looking for a large home — just a calm, beautifully made retreat to escape to on weekends. We worked closely with them to keep the footprint compact while maximising the sense of space, using full-height glazing to pull the lake view right into the living area. The build was delivered to site largely prefabricated, which kept disruption to this sensitive setting to an absolute minimum. From first sketches to handover took under ten weeks, and the owners now spend most weekends here, watching the seasons change from their own doorstep.

A retired couple wanted a quiet space for daily yoga and reading, tucked into the corner of their mature garden. We worked around existing planting, setting the garden room so established trees frame it from every angle. Inside, the finishes are deliberately calm — limewashed walls, natural linoleum, and a bank of north-facing clerestory windows that fill the room with soft, even light all day. It's become the heart of their daily routine, and they tell us it feels less like a building and more like a ritual.
