Modular Home Sizes in Ireland
Modular homes in Ireland come in a wide range of sizes — from a compact 13m² pod to a 111m²+ family home. This guide explains the main size brackets, what each is best for, and how to choose the right size for your site, your use and your budget.
The Main Size Brackets
| Size | Bedrooms | Best for | Indicative turnkey price | |---|---|---|---| | 13–25m² | Studio | Garden pod, home office, gym | from €35,000 | | 35–45m² | 1–2 bed | Granny flat, ancillary unit, rental | €80,000 – €170,000 | | 50–70m² | 1–2 bed | Compact standalone home | €110,000 – €170,000 | | 70–85m² | 3 bed | Small family home | €160,000 – €250,000 | | 100–111m² | 4 bed | Family home | €220,000 – €340,000 | | 130m²+ | 4–5 bed | Large / bespoke family home | €300,000 – €450,000+ |
Choosing the Right Size
13–25m² — Pod or studio
Best for a home office, gym, studio or hobby room. Usually exempt from planning (subject to limits). Not a dwelling.
35–45m² — Granny flat or ancillary unit
Best for a dependent relative, a rental unit or a compact ancillary home. May qualify for the Class 3A 32–45m² planning exemption (in force from 27 July 2026), subject to all applicable conditions.
70–85m² — 3 bed family home
Best for a small family or a couple wanting space. Needs planning permission on its own site.
100–111m² — 4 bed family home
Best for a growing family. A genuine permanent family home, permanent when certified.
130m²+ — Large or bespoke home
Best for a larger family or a bespoke build. Fully permanent, built to Building Regulations.
How Size Affects Planning, Foundations and Price
- Planning — pods under 30m² may be exempt as ancillary garden structures; anything used as a dwelling needs planning (unless the 32–45m² Class 3A exemption applies).
- Foundations — larger homes usually need a concrete pad or slab; smaller units suit ground screws.
- Price — cost scales with size, but per-m² rates fall as homes get larger.
