A residential living pod is a permanent, insulated, year-round unit — not a summerhouse. With high-performance insulation, a fitted kitchen and bathroom, and full electrics and plumbing, a living pod can serve as independent accommodation for an adult child, an elderly parent, a guest, or a rental unit (subject to planning). A garden pod is the simplest way to add insulated, usable space to your garden — a home office, studio, gym or hobby room. A small ancillary garden pod up to 25 m² may qualify for exempted development, subject to all applicable conditions. Larger garden pods, or pods used as independent living accommodation, may require planning permission. Planning permission for pods depends on the type, size, location and intended use. A small ancillary garden pod up to 25 m² may qualify for exempted development, subject to all applicable conditions. A residential pod used as independent living accommodation generally requires planning permission. The 45 m² Class 3A exemption (from 27 July 2026) may apply to certain detached ancillary pods in rear gardens, subject to all applicable conditions — not all pods will qualify.
