U-Values & Energy Efficiency in Modular Homes
A U-value measures how well a building element (a wall, roof or floor) holds heat. The lower the U-value, the better the insulation — and the lower your heating bills. This guide explains U-values, why they matter for modular homes in Ireland, and how modular construction achieves excellent U-values.
What Is a U-Value?
A U-value (thermal transmittance) measures the rate of heat loss through a material — in watts per square metre per degree of temperature difference (W/m²K).
- Lower U-value = better insulation = less heat loss
- Higher U-value = poorer insulation = more heat loss
Why U-Values Matter in Ireland
Ireland's climate means heating is the biggest running cost for most homes. A home with low U-values (good insulation) costs far less to heat — and is more comfortable. Irish Building Regulations set maximum U-values for new homes; an A-rated modular home comfortably beats them.
Typical U-Values
| Element | Building Regs max | A-rated modular home | |---|---|---| | Walls | 0.21 W/m²K | 0.12–0.15 W/m²K | | Roof | 0.16 W/m²K | 0.10–0.12 W/m²K | | Floor | 0.21 W/m²K | 0.12–0.15 W/m²K |
How Modular Homes Achieve Low U-Values
- Integral insulation — panels come pre-insulated, no cold bridging
- Airtight construction — factory joints are tighter than site-built ones
- Consistent quality — every panel built to the same spec
- Engineered systems — insulation, heating and ventilation designed as a whole

What to Ask Your Builder
- What are the U-values? — walls, roof and floor
- What's the BER rating? — ask for the certificate
- What's the airtightness target? — air permeability
- What heating system? — a heat pump is typical in an A-rated home
