Financing a Modular Home in Dublin

New Chapter Homes does not provide lending. Project pricing and payment terms are set out in the written quotation. Customers should speak directly with a lender or independent financial adviser about finance.

Dublin's high property prices have made traditional home ownership feel impossible — but modular homes offer a more affordable path. This guide covers the main finance routes Dublin buyers can explore.

1. Traditional Bank Finance

Traditional bank mortgages may be available for modular homes classified as permanent dwellings, subject to individual lender criteria.

  • Process — typically 4–8 weeks for approval.
  • Deposit — usually 10–20%, though Help-to-Buy helps first-timers.
  • Interest rates — mortgage rates are generally lower than unsecured finance rates.
  • Terms — up to 35 years.

Confirm with your own lender what documentation and certification they require.

2. Help-to-Buy (HTB)

First-time buyers in Dublin can claim up to €30,000 toward their deposit through the Help-to-Buy scheme. Eligibility depends on your circumstances — check the gov.ie guidelines and speak to a financial advisor.

3. Local Authority Home Loan

The government-backed Local Authority Home Loan is available for first-time buyers (and fresh-start applicants) who may not qualify for traditional bank lending. It's particularly useful for Dublin buyers who are:

  • Self-employed.
  • Have variable income.
  • Previously turned down by banks.

Eligible Dublin buyers can borrow up to €360,000 (in Dublin) through their local authority. Check the gov.ie guidelines for current eligibility thresholds.

4. Stage-Payment Schedules

Because our homes are largely built off-site, the build is funded against clear milestones — foundation, manufacture, delivery, install, finish. We agree a stage-payment schedule upfront so there are no surprises. This is a payment structure set out in your written quotation, not a finance product.
