Modular Home Installation in Ireland
One of the biggest advantages of a modular home is the installation — a factory-built home is delivered and craned into place in days, not the months a traditional build takes. This guide explains how a modular home is installed, from site prep to final connections.
The Modular Home Installation Process
1. Site Preparation (Before Delivery)
- Foundations — a concrete pad, slab or engineered ground screws
- Services — electricity, water and wastewater brought to the site
- Access — a clear route for the delivery truck and crane

2. Delivery
The modular home is loaded onto a truck at the factory and driven to your site. A whole home is typically delivered in one or two modules.
3. The Crane Lift
A crane lifts the module(s) off the truck and onto the prepared foundation. This is the dramatic moment — a whole home placed in hours. The crane needs a stable standing area and enough reach.
4. Setting and Joining
If the home is in multiple modules, they're joined on site. The home is levelled, fixed to the foundation, and the joints sealed.
5. Service Connections
The home is connected to electricity, water and wastewater. The heating system is commissioned.
6. Final Fit-Out
Final joinery, touch-ups and snagging are completed. The home is cleaned and handed over.
How Long Installation Takes
- Site prep: 1–2 weeks (foundations + services)
- Delivery and crane lift: 1 day
- Setting, joining and connections: 1–3 days
- Final fit-out and snagging: 2–5 days
From delivery to handover, the on-site work is typically under a week — vs 12–18 months for a traditional build.
What Can Go Wrong (and How to Avoid It)
- Poor access — check truck and crane access before you commit
- Bad weather — crane lifts need a calm day; we watch the forecast
- Incomplete foundations — foundations must be ready before delivery
- Services not ready — electricity, water and wastewater must be on site
A good builder surveys the site and confirms all of this before delivery.
