Modular Home & Granny Flat in a Dublin Back Garden: A Two-Chapter Story
How New Chapter Homes supplied a modular home and a separate granny flat into a single Dublin back garden — giving one family extra living space and an independent home for a relative, installed in weeks.

Two Builds, One Dublin Garden
When a family in south County Dublin came to us, they had a problem that's becoming familiar across the city. Their three-bed semi was full — two teenagers, a home-based business, and an aging parent who couldn't manage the stairs in her own house any longer. They didn't want to move. They couldn't afford to extend traditionally. And they needed two things at once: a proper modular home office for the business, and a self-contained granny flat where Mum could live independently, close to family.
We supplied both — a modular home office pod and a back-garden granny flat — into the same Dublin property, installed within weeks of each other and connected to the main house's services. This is the story of how it came together.
The Brief: Space for Work, and Space for Family
The garden was a generous Dublin suburban plot — roughly 18 metres deep, with side access wide enough for a small crane. The clients needed:
- A garden office (around 25m²) for a home-based consultancy — quiet, warm, year-round usable.
- A granny flat / garden dwelling (around 38m²) for Mum — a bedroom, wet-room bathroom, kitchenette, and living space, all on one level with age-friendly fittings.
- Both structures to sit at the rear of the property, screened from the road, without eating the entire garden.
Because the granny flat fell within the garden dwelling exemption (a self-contained unit for a household member, under the size threshold, connected to the main house services), no full planning application was needed. The garden office, under 25m² and ancillary to the dwelling, was also exempt. We confirmed both positions before manufacture began.
The Modular Home Office Pod
The first structure was a Chapter Two garden studio pod, configured as a professional home office. Factory-built in our Kildare workshop over four weeks, it arrived on site fully fitted — insulation, electrics, data cabling, premium internal finishes, and cedar external cladding.
Installation took a single day. Our ground-screw pile foundation went in that morning — no excavation, no concrete, no curing time — and the crane lifted the finished pod over the side passage and onto the screws by early afternoon. By evening, the office was connected to power and data, and the client was working from it the next morning.
The Granny Flat: Independent Living, Close to Family
The second structure — delivered three weeks later — was a modular granny flat: a 38m² garden dwelling laid out for single-level independent living.
Inside, it's a proper home. A bright open living and kitchenette area at the front, a generous double bedroom, and a fully tiled level-access wet room. We specified age-friendly details throughout: lever handles instead of knobs, rocker light switches at a comfortable height, low-threshold entrance, wide doorways, and a walk-in shower with a seat. Mum moved her own furniture in the day after handover.
Because the dwelling is connected to the main house's water, electricity, and wastewater, it meets the conditions of the garden dwelling exemption — independent living space for a household member, without becoming a separate rented dwelling.
Why This Works in Dublin
Dublin's housing pressures make exactly this kind of project more relevant than ever. Families who need multi-generational living space — or who simply need a proper home office and can't extend traditionally — are finding that a modular home and granny flat in the back garden solves two problems at once, at a fraction of the cost and time of a traditional build or a house move.
Both structures are A-rated for energy efficiency, fully fitted (BCAR-compliant, BER-certified), and carry our structural warranty. For Mum, that means low heating bills and a warm, comfortable home of her own. For the family, it means keeping three generations under one roof — without the roof getting any bigger.
