How to Finance a Modular Home in Ireland

New Chapter Homes does not provide lending. Project pricing and payment terms are set out in the written quotation. Customers should speak directly with a lender or independent financial adviser about finance.

This guide covers the main finance routes Irish buyers use to fund a modular home. See our modular home prices to understand what you're financing, or explore our Chapter One, Chapter Two and Chapter Three models.

Option 1: Traditional Bank Finance

Traditional bank finance, where a buyer arranges it independently, works like this:

Pros

  • Lower interest rates — bank mortgage rates are typically lower than unsecured finance rates.
  • Long terms — up to 35 years, spreading the cost.
  • Familiar process — if you've been pre-approved before, you know the drill.
  • Help-to-Buy compatible — first-time buyers can use the €30,000 grant.

Cons

  • Slow — 4–8 weeks for approval, sometimes longer.
  • Strict criteria — 3.5x salary lending limit, full income documentation, clean credit history.
  • Higher deposit — typically 10–20%, though Help-to-Buy helps first-timers.
  • Self-employed applicants — banks typically want 2–3 years of accounts and consistent income.
  • No roll-up of site costs — you may need separate finance for foundations and site prep.

Option 2: Local Authority Home Loan

The Local Authority Home Loan is a government-backed loan for first-time buyers and fresh-start applicants who may not qualify for traditional bank lending:

  • Available to first-time buyers and "fresh start" applicants.
  • Lower income thresholds than bank loans.
  • Fixed interest rates.
  • Eligibility depends on your circumstances — check the gov.ie guidelines.

Option 3: Home Improvement Loan (for Garden Rooms & Extensions)

If you're adding a garden room, pod, or granny flat to your existing home rather than building a new dwelling:

  • Credit Union loans — flexible terms, local decision-making.
  • Bank home improvement loans — secured against your existing equity.

Option 4: Help-to-Buy Grant

First-time buyers of new build homes (including our Chapter One) can claim:

  • Up to €30,000 (or 10% of the purchase price, whichever is lower).
  • Available on homes costing up to €500,000.
  • Must be your primary residence for 5 years.

This grant can cover your deposit, making ownership possible with minimal upfront cash.

Stage-Payment Schedules

Because our homes are largely built off-site, the build is funded against clear milestones — foundation, manufacture, delivery, install, finish. We agree a stage-payment schedule upfront so there are no surprises. This is a payment structure set out in your written quotation, not a finance product.

What You'll Need to Apply

Whichever route you choose, have these ready:

  1. Proof of income — payslips (3 months) or 2 years of accounts if self-employed.
  2. Bank statements — 6 months.
  3. ID and proof of address.
  4. Deposit confirmation.
  5. Your New Chapter Homes quote — we provide a fixed-price, itemised quote that lenders accept.
