A Turnkey Modular Home on a Connemara Coastal Site: Galway Installation Story
Exposed rock, salt air, and a single-track lane to the site — see how our turnkey crew delivered a modular home designed to achieve an A2 BER standard, subject to its final specification and certified assessment, to a Connemara coastal plot in days, foundations to finished garden.

A Galway Coast Build, Done the Modular Way
When a family came to us wanting to build on inherited land overlooking the Connemara coast, three things made a traditional build look almost impossible: the site was rocky and sloping, the access lane was single-track, and the nearest reliable trade base was over an hour away. A year of blockwork in Atlantic weather wasn't an option anyone wanted to live through.
This is exactly the kind of brief where a New Chapter Homes turnkey modular build comes into its own. Here's how the project ran, from first survey to finished garden.
Step 1 — Site Survey and Planning
Our crew drove out to survey the plot. The ground was a mix of exposed granite and shallow topsoil over rock — the kind of terrain where digging conventional strip foundations means days of breaker work and a lot of cost. We confirmed the planning position (the home sat within the curtilage and sized to keep the project straightforward), and mapped out where the home would sit to capture the sea view without exposing the broad wall to the prevailing south-westerlies.
Step 2 — Ground Screw Foundations
Instead of excavation, we used ground screw piles. Driven into the ground with specialist equipment, they adapted to the sloping rock without concrete, without a digger tearing up the lane, and without weeks of waiting for ground to cure. The full substructure was levelled and ready in a single day.
Step 3 — Factory Build
While the site was prepped, the home itself was being built in our factory — a controlled, dry environment where insulation, airtightness, and finishes aren't at the mercy of Galway weather. Every panel, window, and service run was fitted, checked, and sealed indoors.
Step 4 — Delivery and Crane Lift
Delivery day is the moment a modular build really proves itself. The modules arrived on a lowloader, and the crane lifted them straight onto the prepared screw-pile foundation. Because the lane was narrow, we'd pre-planned the lift radius and staging area so the crane worked from a single set-up — no shuttling, no repositioning. The home was weathertight by the end of the day.
Step 5 — Connection and Internal Fit-Out
Over the following days, our team connected water, electricity, and wastewater, completed the internal joints, and finished the fit-out — kitchen, bathroom, joinery, flooring, lighting — to the same premium standard we deliver on every turnkey build, with interior styling support from our Karl's Furniture partners.
Step 6 — Garden and Landscaping (The Turnkey Difference)
This is the part most builders leave to the homeowner. We don't. Because the home was in place so quickly, we had the time and the budget headroom to lay out the garden and external works properly:
- A stone-chip path from the lane to the front door, in keeping with the coastal setting.
- A levelled patio on the seaward side, so the family could actually use the view from day one.
- Native coastal planting — gorse, heather, and escallonia — chosen to suit the salt air and the Connemara landscape.
- Timber screening along the boundary for shelter and privacy.
By the time we handed over the keys, the family had a finished home in a finished setting — not a building plonked on a bare rocky field.
Why This Build Worked
Three things made this Connemara project a success that a traditional build couldn't have matched:
- Factory construction beat the weather — no months of materials degrading in Atlantic storms.
- Ground screws beat the rock — no costly, slow excavation into granite.
- Turnkey delivery beat the logistics — one team handling foundations, home, services, and garden meant no coordination gap on a remote site where every trade is an hour away.
