Financing a Modular Home in Ireland
New Chapter Homes does not provide lending. Project pricing and payment terms are set out in the written quotation. Customers should speak directly with a lender or independent financial adviser about finance.
That said, understanding the finance landscape helps you plan. This guide covers the main routes Irish buyers use to fund a modular home — from traditional mortgages to government grants and stage-payment schedules.
Option 1: Traditional Bank Finance
Many buyers fund a modular home through a traditional mortgage from a bank or building society. Modular homes classified as permanent dwellings may qualify for the same mortgage products as traditional builds, subject to individual lender criteria.
- Process — typically 4–8 weeks for approval, with full income documentation.
- Deposit — usually 10–20%, though first-time buyers may benefit from the Help-to-Buy grant.
- Interest rates — mortgage rates are generally lower than unsecured finance rates.
- Terms — up to 35 years, spreading the cost.
Confirm with your own lender what documentation and certification they require. We provide a fixed-price, itemised quote and a full certification pack (BCAR, BER, structural engineering) that lenders accept.
Option 2: Local Authority Home Loan
The Local Authority Home Loan is a government-backed loan for first-time buyers and fresh-start applicants who may not qualify for traditional bank lending:
- Available to first-time buyers and "fresh start" applicants.
- Lower income thresholds than bank loans.
- Fixed interest rates.
- Eligibility depends on your circumstances — check the gov.ie guidelines.
Option 3: Help-to-Buy Grant
First-time buyers of new build homes (including our Chapter One) can claim:
- Up to €30,000 (or 10% of the purchase price, whichever is lower).
- Available on homes costing up to €500,000.
- Must be your primary residence for 5 years.
This grant can cover your deposit, making ownership possible with minimal upfront cash. Eligibility depends on your circumstances — check the gov.ie guidelines and speak to a financial advisor.
Option 4: Home Improvement Loan (for Garden Rooms & Extensions)
If you're adding a garden room, pod, or granny flat to your existing home rather than building a new dwelling:
- Credit Union loans — flexible terms, local decision-making.
- Bank home improvement loans — secured against your existing equity.
These are typically shorter-term loans for smaller amounts, suitable for garden rooms and pods.
Stage-Payment Schedules
Because our homes are largely built off-site, the build is funded against clear milestones — foundation, manufacture, delivery, install, finish. We agree a stage-payment schedule upfront so there are no surprises. This is not a finance product — it's a payment structure set out in your written quotation.
What You'll Need for a Finance Application
Whichever route you choose, have these ready:
- Proof of income — payslips (3 months) or 2 years of accounts if self-employed.
- Bank statements — 6 months.
- ID and proof of address.
- Deposit confirmation.
- Your New Chapter Homes quote — we provide a fixed-price, itemised quote that lenders accept.

We don't provide lending, but we help you through the process:
