A Modular Office in Mullingar
A professional services firm in Mullingar, Co. Westmeath needed more space — fast. Their team had outgrown the main office, hybrid working was here to stay, and they didn't want the disruption, cost, or eighteen-month timeline of a traditional extension. They came to New Chapter Homes for a modular office: a purpose-built, fully fitted workspace delivered to their premises and installed in days.
This article walks through the entire installation process, step by step — because it's the part of a modular build that most clients have never seen, and it's where the factory-built approach really proves its worth.
Step 1: The Site Survey
Every installation starts with a site survey. Our team visited the Mullingar premises to assess:
- Access — could a delivery vehicle and a mobile crane reach the install point? Were there overhead cables, narrow gates, or tight corners to plan around?
- Ground conditions — what was the soil like? Was the ground level? Were there existing services (drains, ESB ducting) to avoid?
- Position and orientation — where should the office sit to maximise natural light and minimise overlooking?
- Services — where would power, data, and (if needed) water connect from?
The survey confirmed good side access, firm ground, and a clean run from the road to the install point. We scheduled the build and booked the installation date.
Step 2: Ground Screw Foundations
On the morning of installation day one, our ground crew arrived and installed the ground screw pile foundation — the base the modular office would sit on.
Ground screws are high-tensile steel piles driven directly into the earth with specialist machinery. No excavation, no concrete pour, no curing time. For the Mulligar site, the full foundation was levelled and ready in under two hours. That's the single biggest reason a modular install can happen in a day where a traditional build would take weeks of groundwork.
Because the screws flex with the soil, they also handle frost-heave and the wet Westmeath ground better than a rigid concrete pad — the office will stay level for the life of the structure.
Step 3: Delivery
With the foundation set, the finished office module arrived from our Kildare workshop on a low-loader trailer. Because it was a single-module build (rather than a wide-load requiring an escort), transport was straightforward — the unit was strapped, sheeted, and on site by mid-morning.
This is the moment clients usually come out to watch. A fully fitted room — insulation, electrics, glazing, internal finishes, even the desks pre-positioned — rolling up the drive on the back of a lorry. There's nothing else in construction quite like it.
Step 4: The Crane Lift
A mobile crane lifted the office module off the trailer and over the existing building, setting it down precisely onto the ground screw pads. Our installation team guided the unit into position, checking level and alignment as it was lowered.
For a single-module office, the lift itself takes 30 to 60 minutes — from sling to set-down. By the time the crane was packing away, the office was sitting exactly where it would live for the next several decades.
Step 5: Connection and Commissioning
With the module in place, our team made the service connections:
- Electrical supply from the main distribution board, with a dedicated circuit for the office.
- Data cabling run to the firm's network, for reliable video calls and a hard-wired connection at each desk.
- External finishing — cladding, flashings, and the weather-seal where the module meets the foundation.
Everything was tested and signed off before handover.
Step 6: Handover
By the end of the second day on site, the Mullingar office was ready. The client received a full handover pack — BER certificate, BCAR compliance documentation, structural warranty, electrical certification, and an aftercare guide. Keys handed over. The team moved their furniture and IT in the following morning and were working from the new space by lunchtime.
Why the Process Works
The modular office installation process works because the messy, weather-dependent, unpredictable part of building — the part that usually drags on for months — happens in a factory, not on your site. What arrives at your premises in Mullingar (or anywhere in Ireland) is a finished, tested, certified room. The on-site work is foundations, lift, connections, handover. Days, not months.
For a business that can't afford months of disruption, that's the entire point.
