Understanding Modular Home Finance Options

When you decide to buy a New Chapter modular home, one of the first questions is: how do I pay for it? New Chapter Homes does not provide lending. Project pricing and payment terms are set out in the written quotation. Customers should speak directly with a lender or independent financial adviser about finance.

Here's an honest comparison of the main routes to help you choose.

Traditional Bank Finance

Traditional bank finance, where a buyer arranges it independently, works like this:

Pros

  • Lower interest rates — bank mortgage rates are typically lower than unsecured finance rates.
  • Long terms — up to 35 years, spreading the cost.
  • Familiar process — if you've been pre-approved before, you know the drill.
  • Help-to-Buy compatible — first-time buyers can use the €30,000 grant.

Cons

  • Slow — 4–8 weeks for approval, sometimes longer.
  • Strict criteria — 3.5x salary lending limit, full income documentation, clean credit history.
  • Higher deposit — typically 10–20%, though Help-to-Buy helps first-timers.
  • Self-employed applicants — banks typically want 2–3 years of accounts and consistent income.
  • No roll-up of site costs — you may need separate finance for foundations and site prep.

Local Authority Home Loan

A government-backed loan for first-time buyers and fresh-start applicants who may not qualify for traditional bank lending:

  • Available to first-time buyers and "fresh start" applicants.
  • Lower income thresholds than bank loans.
  • Fixed interest rates.
  • Eligibility depends on your circumstances — check the gov.ie guidelines.

Help-to-Buy Grant

First-time buyers of new build homes (including our Chapter One) can claim:

  • Up to €30,000 (or 10% of the purchase price, whichever is lower).
  • Available on homes costing up to €500,000.
  • Must be your primary residence for 5 years.

Stage-Payment Schedules

Because our homes are largely built off-site, the build is funded against clear milestones — foundation, manufacture, delivery, install, finish. We agree a stage-payment schedule upfront so there are no surprises. This is a payment structure set out in your written quotation, not a finance product.

Which Should You Choose?

Choose Traditional Bank Finance If:

  • You have stable PAYE income and a clean credit record.
  • You can wait 4–8 weeks for approval.
  • Minimising total interest paid is your priority.
  • You're a first-time buyer who can use Help-to-Buy.
  • You want the longest possible term to keep payments low.

Explore Local Authority Loans If:

  • You're a first-time buyer who may not qualify for traditional bank lending.
  • Your income is within the eligibility thresholds.
  • You want a government-backed option.

Use a Stage-Payment Schedule If:

  • You have funds available but want to pay against milestones.
  • You want transparency and no surprises.
  • You're funding from savings or a bridging arrangement.

How to Decide

The best way to choose is to talk to us and to an independent financial adviser. We'll:

  1. Provide a fixed-price quote for your chosen home.
  2. Explain the stage-payment schedule.
  3. Point you toward independent finance advisors who may be able to help.
  4. Help you understand the Help-to-Buy grant if you're a first-time buyer.
