A garden room is one of the fastest ways to start an Airbnb in Ireland. Here's what hosts need to know about planning, tax, and keeping guests happy.

Why a Garden Room Airbnb Works in Ireland
Irish staycations aren't going anywhere, and short-stay guests want something distinctive — not a spare bedroom. A dedicated, self-contained garden room gives you a premium listing that stands out, with a separate entrance and none of the disruption to your own home.
The Numbers
A well-fitted garden room in a good location can earn €90–€180 a night. Even at moderate occupancy, that's a meaningful income stream — and the unit adds lasting value to your property.
Planning: The Catch
Here's the part most guides skip. The 30m² general garden-structure exemption is for use incidental to the house. A genuinely self-contained letting unit — with its own kitchen and bathroom, separately rented — may fall outside the exemption and require planning permission. A detached auxiliary dwelling of 32–45m² may qualify for the Class 3A exemption (in force from 27 July 2026), subject to all applicable conditions. Short-term letting rules also vary by area, and some councils require registration under the short-term let regulations.
Two safer routes:
- A garden room used as overflow sleeping space for the main house (incidental use), rented as part of one booking.
- Apply for planning permission for a dedicated guest unit — we can advise on what's realistic in your county.
Tax & Compliance
- Rental income is taxable; keep good records.
- Registration with your local authority may be required for short-term lets.
- Insurance: notify your insurer; standard home cover won't extend to paying guests.
