A New Standard for Modular Home Safety in Ireland
New Chapter Homes Limited is proud to announce a new partnership with TEC Security, one of Ireland's most trusted names in electronic security. From today, every new modular home we build — from the Chapter One family home to the Chapter Two garden studio, the Chapter Three pod and our full Garden Room range — will be fitted with a state-of-the-art intruder alarm and fire alarm system, fully installed and commissioned by TEC Security, as standard.
This is not an optional upgrade. It is not a paid add-on. It is part of the home.
For too long, security and fire detection have been treated as an afterthought in modular housing — something the homeowner is expected to sort out themselves, after the keys are handed over. We believe that is no longer good enough. A New Chapter home is a complete, turnkey, move-in-ready property, and that means it should be safe and protected from the moment you walk through the door.
Why TEC Security?
TEC Security has built a reputation across Ireland for professional, reliable, certified security installations. Their expertise covers:
- Intruder alarm systems — wired and wireless, designed to EN 50131 standards
- Fire alarm and detection systems — smoke, heat and carbon monoxide detection, designed to IS 3218
- Smart security integration — app-based monitoring, remote arming and disarming, and real-time alerts
- Monitoring services — 24/7 professional monitoring with Garda-vetted response
When we set out to find a security partner, we wanted a company that shared our values: Irish-owned, professionally certified, and committed to doing the job properly rather than cutting corners. TEC Security ticked every box.
What's Included in Every New Home
Every new New Chapter modular home now includes, as standard:
Intruder Alarm System
- Control panel with keypad and backup battery
- Door and window contacts on all accessible openings
- Passive infrared (PIR) motion detectors covering main living areas and hallways
- External bell box with strobe, providing a visible deterrent
- Remote key fobs for easy arming and disarming
- Smart app integration — monitor and control the system from your phone
Fire Alarm System
- Mains-connected smoke detectors with battery backup in every habitable room
- Heat detector in the kitchen area
- Carbon monoxide detector where required
- Interlinked detection — if one alarm sounds, they all sound
- Manual call points where appropriate
Both systems are designed, installed and commissioned by TEC Security's certified engineers, and every installation comes with full certification documentation.
The Full Installation Process
One of the key advantages of this partnership is that the security and fire systems are designed into the home from the outset, not retrofitted afterwards. Here is how the process works across a New Chapter build:
1. Design Stage
When your modular home is being designed, TEC Security works from our architectural drawings to plan the optimal placement of every detector, contact, sensor and control panel. This means:
- Cable runs are planned before the walls are closed up
- Detector positions are chosen for maximum coverage and minimum false alarms
- The system is sized to the exact layout of your home — not a generic "one size fits all" kit
2. Factory Pre-Wiring
Because our modular homes are built in a controlled factory environment, the first-fix wiring for both the intruder and fire alarm systems is installed during construction — right alongside the electrical first fix. This delivers several advantages:
- No chasing of walls after the home is finished
- No visible surface-mounted cables — everything is hidden in the structure
- Consistent, factory-quality cable runs rather than on-site improvisation
- Faster on-site completion — the second fix is simply connecting and commissioning
This is a genuine differentiator. In a traditional build, or with a modular supplier who treats security as an afterthought, the alarm installer arrives after the home is finished and has to run cables through finished walls, conduit and ceilings — a slower, messier and less reliable process.
3. On-Site Second Fix and Commissioning
Once your home is delivered and installed on its foundation, a TEC Security certified engineer attends site to:
- Install the control panel, keypads and detectors
- Connect and test every zone and device
- Configure the smart app integration
- Walk you through how to use the system
- Issue full certification documentation
4. Handover and Demonstration
At handover, you receive:
- A full demonstration of both systems by a TEC Security engineer
- Your user codes and key fobs
- The smart app configured on your phone
- Certification documentation for both the intruder and fire alarm systems — essential for insurance and Building Regulations compliance
- Information on optional 24/7 professional monitoring if you choose to add it
How This Sets New Chapter Homes Apart
This partnership is about more than alarms. It reflects a fundamental difference in how we approach modular housing compared to many other suppliers.
1. Safety Is Designed In, Not Bolted On
Most modular home suppliers hand you the keys and leave you to arrange your own security. That means hiring a separate contractor, coordinating site access, and living with whatever cable runs and detector positions are possible in a finished home. With New Chapter and TEC Security, the systems are engineered into the home from day one — cleaner, more reliable, and fully integrated.
2. Turnkey Means Truly Turnkey
"Turnkey" is a word many modular suppliers use loosely. For us it means you turn the key and everything works — heating, electrics, plumbing, and now security and fire protection. You do not need to arrange a single additional contractor to make your home safe and complete.
3. Certified, Documented, Insurable
Every TEC Security installation comes with full certification to the relevant Irish and European standards (EN 50131 for intruder alarms, IS 3218 for fire alarms). This documentation is:
- Required by many home insurance providers
- Necessary for Building Regulations compliance (Part B Fire Safety)
- Essential if you ever sell or rent the property
A self-installed or uncertified alarm system offers none of these guarantees.
4. Smart-Home Ready
Both the intruder and fire alarm systems are smart-app integrated as standard. You can:
- Arm and disarm the system remotely
- Receive real-time alerts if the alarm triggers
- Check the status of every detector from your phone
- Integrate with other smart-home features already included in a New Chapter home
5. One Point of Accountability
When you build with New Chapter Homes, you have one team responsible for the entire home — including the security and fire systems. If there is ever an issue, you call us. There is no finger-pointing between a modular supplier and a separate alarm contractor.
The Bigger Picture: A Safer Standard for Irish Modular Housing
The modular housing sector in Ireland is growing rapidly, driven by the new planning exemptions for garden dwellings and the wider housing crisis. With that growth comes a responsibility to ensure that modular homes are held to the same safety standards as any traditional build — and ideally, higher.
By partnering with TEC Security, New Chapter Homes is setting a benchmark we hope the rest of the industry will follow. A modular home is not a shed, a cabin or a temporary structure. It is a home. And a home should protect the people who live in it — from fire, from intrusion, and from the worry that comes with an incomplete, uncertified build.
What This Means for Existing and Future Customers
- New orders from today will include the full TEC Security intruder and fire alarm package as standard, at no additional cost.
- Customers already in the build pipeline should contact us to discuss incorporating the system into their build.
