The Full Service in Kildare

As a home county builder, our Kildare service is the most hands-on we offer. We supply full modular family homes, insulated garden rooms and studios, self-contained granny flats for multi-generational living, year-round home offices, luxury holiday and glamping pods, and bespoke outdoor kitchens. Every unit is manufactured off-site under factory quality control, transported whole to your Kildare plot, and installed with foundations, service connections and final joinery all handled by our team. Because we're local, site surveys, handovers and aftercare are fast and personal — you deal with the same people from first enquiry to final walkthrough.

Modular Home Prices in Kildare

In Kildare, a Chapter Two garden room or home office typically starts from around €35,000 depending on size and finish, a Chapter One two-bedroom modular home from approximately €80,000, a Chapter Three compact home from around €45,000, and bespoke family homes from around €220,000. What moves price most is site access, groundworks and service connections rather than the unit itself. Because we're local, groundworks and connections are straightforward to coordinate and a free site survey gives you an itemised, no-surprise quote.

Planning in Kildare

Planning in Kildare is handled by Kildare County Council. A garden room up to 25 sqm at the rear of a house is generally exempt provided the conditions on height, boundary setback and incidental use are met; a new self-contained dwelling, a separately let unit, or anything in a front garden needs a full planning application. We know the Kildare County Development Plan intimately, design every unit to fit within available exemptions where possible, and prepare clean, well-documented full applications where one is required — liaising with trusted local planners and engineers.

1-Bed Modular Pod — Kill, Co. Kildare — Kill, County Kildare

1-Bed Modular Pod — Kill, Co. Kildare

A bespoke one-bedroom configuration of the Chapter One platform, delivered and installed for Gavin Watts in Kill, County Kildare. Self-contained with a bedroom, bathroom with shower, dining area and sitting room — factory-fitted, lifted into place by crane and ready for use the same day.

Gavin Watts wanted a self-contained living space in his garden in Kill, Co. Kildare — somewhere a family member could live independently, without the cost and disruption of a traditional extension. He chose a one-bedroom modular pod from New Chapter Homes: a bedroom, a bathroom with shower, a dining area and a sitting room, all fitted and finished in our factory before it ever left the production line. On delivery day our team coordinated with Flynn Crane Hire to lift the finished unit from its transport flatrack and lower it precisely onto the prepared base. The photos here capture that lift in progress — the pod still wrapped in its protective film, with our installer guiding the crane from the roof and the unit steadied on orange lifting straps. Within hours the pod was set down, unwrapped and connected, ready for use. For Gavin it meant genuinely independent living space delivered in a single day — and for us, another reminder of why we build the way we do: precision in the factory, speed on site, and a finished home that feels anything but temporary.

Garden Office Studio — County Kildare
Chapter TwoCounty KildareNovember 2025

Garden Office Studio

A versatile Chapter Two garden studio used as a home office and hobby room, adding valuable living space at the end of the garden without planning headaches.

The client needed a dedicated workspace away from the main house — somewhere quiet enough to take calls, with enough separation to truly switch off at the end of the day. We positioned the Chapter Two studio at the end of a long garden, orienting it to catch afternoon sun while screening it from neighbouring windows. The interior was finished with warm timber tones and a compact but considered layout: a generous desk run, built-in storage, and a fold-down guest bed for occasional overnight visitors. Because it sits within exempt development limits, no planning permission was required, and the pod was craned into position in a single day.

How much does a modular home cost in Kildare?

Garden rooms and home offices typically start from €35,000, a Chapter One two-bedroom modular home from around €80,000, a Chapter Three compact home from around €45,000, and bespoke family homes from around €220,000. A free site survey gives you an itemised quote including groundworks and connections.

Does a garden room in Kildare need planning permission?

Many garden rooms up to 25 sqm are exempt under Irish planning rules if the conditions on size, height, boundary setback and incidental use are met. We confirm your exact position at the free site survey and design to stay within the exemption where possible.

Always. Being local, we can usually arrange a Kildare site survey within days. We visit, measure, advise on planning and access, and provide a no-obligation quote.

How long does a modular build take in Kildare?

Manufacture typically takes 8–12 weeks off-site, with on-site installation completed in a few days. From order to keys it's a fraction of the time of a traditional Kildare build.

What types of modular homes do you build in Kildare?

We build the full range of modular homes in Kildare — from compact Chapter Three living pods to two-bedroom Chapter One homes and bespoke family homes. Are your modular homes energy-efficient for the Kildare climate?
