Planning in Kerry

Planning in Kerry is the responsibility of Kerry County Council. Garden rooms up to 25 sqm at the rear of a house are generally exempt where the conditions are met; new dwellings and separately let units require a full application. Kerry's outstanding landscape and coastal areas carry additional design considerations, and we design with those in mind from the outset.

Coastal Holiday Home — County Kerry
Chapter TwoCounty KerryMay 2025

Coastal Holiday Home

A bespoke Chapter Two configuration — a stylish self-contained coastal holiday home with a separate double bedroom, ideal for private family getaways or short-term rental income.

This self-contained holiday home was designed for a coastal setting in Kerry, engineered to withstand the demands of a marine climate while offering a comfortable, stylish retreat for family getaways. The unit was manufactured in our factory with enhanced insulation, marine-grade fixings and weather-resistant external finishes, before being transported to site and installed. The interior includes an open-plan living and kitchen area, a double bedroom and a full bathroom — a complete self-contained living space. The factory-built construction meant the unit arrived fully fitted and was installed in a matter of days, with minimal disruption to the sensitive coastal setting.
