The Full Service in Dublin

Our Dublin service covers compact city garden offices and studios through to full modular family homes and modular houses, certified steel-frame and SIP panel homes, self-contained granny flats, and bespoke outdoor kitchens. Every build is factory-finished to a residential standard, A-rated and permanent, and installed on your Dublin site with minimal on-site work — ideal where space, access and neighbour disruption are all at a premium. Foundations, service connections and final joinery are all handled by one team.

Modular Home Prices in Dublin

In Dublin, a garden room or home office typically starts from €35,000, a Chapter One two-bedroom modular home from around €80,000, a Chapter Three compact home from around €45,000, and bespoke family homes from around €220,000. Dublin sites often carry premium access and groundworks costs (restricted lane access, shared services), so a free site survey is essential to land an accurate, itemised quote.

Planning in Dublin

Dublin is served by four planning authorities — Dublin City Council, Dún Laoghaire-Rathdown, Fingal and South Dublin — each with its own development plan. A garden room up to 25 sqm at the rear of a house is generally exempt where conditions are met; new dwellings and separately let units need a full application. Dense Dublin neighbourhoods often add access, overlooking and amenity considerations, and we design with all of these in mind from the outset.

Contractor Site Accommodation — County Dublin

Contractor Site Accommodation

Premium on-site accommodation for contractors and site managers — fully fitted with kitchen, bedroom, and workspace, a superior alternative to a standard site cabin.

A regional contractor came to us needing better on-site accommodation for a long-running project — something that would support a team for many months rather than the usual bare site cabin. We delivered a fully fitted unit with a small kitchen, a comfortable bedroom, and a proper workspace, all finished to a residential standard. The team reported a real uplift in morale and productivity, and the unit will be relocated to the contractor's next project once this one wraps up.

Capsule & Pod Batch — Dublin & Galway

A batch of capsule and modular pod units built in our factory and prepared for installation across three sites — one in Dublin and two in Galway. The photos show the build at every stage, from bare steel frame to a branded, finished unit ready to ship.

This is the side of New Chapter Homes most customers never see — the factory floor, where the real work happens long before a unit ever reaches a site. These three units are part of a single order heading to three locations: one in Dublin and two in Galway. The first photo shows the build at its skeleton stage — a galvanised light-gauge steel frame erected on the floor platform, the walls and partitions already taking shape. Every stud, every joint, every service run is measured and fixed under factory conditions, away from wind, rain and the delays that dog traditional sites. The second photo captures a finished pod loaded and strapped to its transport flatbed, ready to roll out of the warehouse doors. The third shows a completed, branded capsule — timber-finish shell, integrated LED perimeter lighting and the New Chapter Homes mark applied — standing alongside a second unit in the same batch. Building this way is what lets us promise speed on site without ever compromising on finish. By the time these units leave the factory they are structurally complete, weather-tight and signed off. What arrives in Dublin and Galway is not a building site — it's a home, ready to be lifted into place and connected in hours.

Dublin FAQs

Do you build garden rooms in Dublin?

Yes. We supply and install garden rooms, home offices and studios throughout Dublin city and county, with designs tailored to compact urban plots and tight access.

How much does a garden office cost in Dublin?

A premium insulated garden office typically starts from €35,000 depending on size and finish. Dublin access and groundworks can add cost, so we provide an itemised quote after a free site survey.

How does modular construction suit Dublin gardens?

Our off-site method minimises on-site work, noise and disruption — ideal in dense Dublin neighbourhoods where space, access and overlooking are all sensitive.

Can you build a granny flat in Dublin?

Yes. Our self-contained modular annexes suit multi-generational Dublin living. A separate dwelling generally needs planning permission, which we prepare and support across all four Dublin authorities.

Do you offer free site surveys in Dublin?

Yes. We travel from Kildare for Dublin site surveys, usually within a week, and provide a no-obligation itemised quote covering access, groundworks and connections.

Which Dublin planning authority handles my project?

Dublin City Council covers the city; Dún Laoghaire-Rathdown, Fingal and South Dublin cover their areas. We identify the right authority at your survey and design to its rules.

Do you build steel-frame modular homes in Dublin?

Yes. Our certified steel-frame modular homes are ideal for Dublin's space-constrained city gardens — permanent, A-rated and engineered for tight urban access, not a temporary log cabin or pod.

What finance options are available for modular homes in Dublin?

New Chapter Homes offers flexible payment plans and finance partnerships for modular homes across Dublin. See our finance page for details.

Does the 45m² planning exemption apply in Dublin?

The proposed 45m² exemption for ancillary modular garden homes would apply across Dublin once enacted, subject to conditions and local authority rules. We confirm what applies to your specific Dublin address before you commit.
