The Full Service in Cork

Our Cork service covers everything we build nationally: full modular family homes and modular houses, certified steel-frame and SIP panel homes, insulated garden rooms and studios, self-contained granny flats, home offices, holiday and glamping pods ideal for West Cork's tourism market, and commercial modular units for businesses needing fast, quality space. Each unit is designed to suit its site — coastal, rural or urban — and delivered as a finished, ready-to-use space with foundations, service connections and final joinery handled by our team. Our A-rated, permanent modular homes in Cork are built to Irish Building Regulations, making them a permanent alternative to log cabins or temporary pods.

Modular Home Prices in Cork

In Cork, a garden room or home office typically starts from €35,000, a Chapter One two-bedroom modular home from around €80,000, a Chapter Three compact home from around €45,000, and bespoke family homes from around €220,000. West Cork and coastal sites can carry higher access and groundworks costs, so a free site survey gives you an accurate, itemised quote covering the unit, delivery, groundworks and connections.

Planning in Cork

Cork is split between Cork City Council and Cork County Council, each with their own development plan. A garden room up to 25 sqm at the rear of a house is generally exempt where the conditions are met; a new dwelling or a separately let unit needs a full application. Cork's scenic coastal areas, West Cork landscapes and Gaeltacht areas can carry additional design considerations, and we design with those in mind from the outset. We're familiar with both authorities and design to the right rules from the start.

Family Home — Chapter Three — County Cork
Chapter ThreeCounty CorkJune 2025

Family Home — Chapter Three

A bespoke Chapter Three configuration — a permanent family home with full kitchen, bedrooms, and living areas, designed for multi-generational living. This bespoke build extends the Chapter Three platform beyond the standard 18–28 m² compact capsule specification.

This was a landmark build for a growing family who had outgrown their previous home. They wanted a true forever home — generous, adaptable for multi-generational living, and built to last. We configured the Chapter Three as a three-bedroom residence with a full kitchen, separate utility, and a flexible ground-floor room that can serve as a bedroom or study as needs change. The modular construction meant the shell was weather-tight within days of delivery, and the family moved in just over three months later. Every finish was selected with longevity in mind, from the engineered oak flooring to the standing-seam metal roof.

Yes. Our luxury pods are a popular choice for West Cork holiday lets and glamping sites, fully fitted and ready to host guests.

How much does a modular home cost in Cork?

Garden rooms and offices start from around €35,000, a Chapter One two-bedroom modular home from around €80,000, a Chapter Three compact home from around €45,000, and bespoke family homes from around €220,000. A free survey gives an itemised quote including groundworks and connections.

Do you cover Cork city as well as rural Cork?

We do. We supply modular homes, garden rooms and offices across Cork city and right out through the county to the coast.

Cork City Council handles the city area and Cork County Council handles the rest. We design to the right authority's rules and advise on exemptions at your site survey.

New Chapter Homes offers flexible payment plans and finance partnerships for modular homes across Cork. See our finance page for details.

Does the 45m² planning exemption apply in Cork?

The proposed 45m² exemption for ancillary modular garden homes would apply across Cork once enacted, subject to conditions. We confirm what applies to your specific Cork address before you commit.
